The Board of Directors inspected the property and determined that some minor painting touchups were necessary. After reviewing bids, the Board chose a vendor to complete the following work on Monday February 20^th.

Touch-up and/or repaint miscellaneous fascia boards and a few bandboards on the exterior of 3 buildings. The work is expected to be completed within two days.

2012 Assessments

Your Board of Directors recently met and reviewed your operating budget for 2012. We are pleased to announce that the 2012 assessments will remain unchanged. A copy of the budget was mailed with your Annual Meeting Notice. Your new coupon booklets will be ordered this month and you should receive them in time to pay your January assessment. Please remember that all assessments are due by the first of the month and are considered late if postmarked after the 15th.

If for any reason you do not receive your booklet please notify us immediately, but do not let this delay your payment. You can pay your assessment in several ways: 1) Send your payments to the Columbia lockbox at Post Office Box 912, Columbia, SC 29202; 2) Go online to www.cmgcharleston.com and select “online payments”, you will need your account number which is noted above for this option if you have not already setup your account; or 3) Download the form from our website and set up ACH for automatic draft of your assessments.

Please note that any payments received at the office on Folly Road will be mailed to the lock box for processing. Any payments received that are made payable to CMG and not the Association will be returned to the homeowner. Both of these circumstances may delay posting of your payment resulting in unnecessary late fees.

In an effort to save homeowners money and help the environment, we are working to reduce paper usage for the community. To assist with this, we ask that you please update your email address with our office so that we may send Association correspondence to your personal email account for your convenience. Unfortunately, official notices must continue to be mailed via the USPS.

Gutters, Pressure Washing & Painting

The gutters on the front of our units are the responsibility of the HOA ( we can get some quotes for those only ) the gutters on the back/sides of units were added by some home owners at their expense and are the sole responsibility of those owners to have cleaned. We cannot charge all homeowners for the choices of a few. Most owners are already aware that gutters on the backs/sides are their responsibility to have cleaned. As for the trim work, we can have touch-up painting done were it is needed, however, we are pushing for the entire property to be painted Fall of next year. The price is likely to be better if it is done as one large job vs two separate ones. Remember, we have roughly $2700 /pr unit in reserves for a 10 year budget around $8,000 pr unit. If we are to guard against assessments, we have to save a min. of $2,000 /month for our reserve account. Otherwise, assessments are coming and I don't want to see how that plays out with the dead beats. As for the pressure washing of the front of the units, two of the companies giving us quotes warned of possible stripping ( chemically cleaned spotting and stripes where dirt and mildew are removed on the cement planks ). Also, there is more oxidation occurring on the front of the buildings. This can expose thinly painted areas down to the primer thereby forcing us to paint before we have properly budgeted for the expense.

Landscaping

The Board of Directors met with the landscaping company last evening. The final stages of pruning will be completed this week. The irrigation was examined and it was found to be insufficient in many areas. Some heads can be adjusted to ensure the most turf coverage. However, many heads may need to be moved. The Greenery is putting together a proposal that will be presented to the Board for the recommended irrigation repairs.

Moles

The Greenery is currently treating for the mole issues affecting the turf throughout the community. They began by baiting some of the tunnels. The bait is placed underground and is designated by purple flags. In early they will apply insecticides to control grubs and worms.

CHRISTMAS and HOLIDAY SAFETY

Christmas and the holidays are an exciting and busy time but with all the joys of the holiday season come potential safety hazards that can cause injury or even death. Help prevent injuries at Christmas and during the holidays by following these tips:

Christmas tree safety begins with the selection and purchase of a fresh tree. When buying a live pre-cut tree, make sure the tree is still alive and healthy. A fresh tree is green, needles are hard to pull from the branches, and when bent between your fingers, needles do not break. Pull on the needles. The trunk should be sticky and the limbs should be very flexible. Lift the tree and bounce the cut end on the ground, if a bunch of needles come tumbling off, it isn’t a safe tree to take home.
When you get the tree home, cut off the bottom two inches of trunk to expose the fresh wood. This will create a fresh, raw cut for the tree to soak in water, allow for better water absorption and helps keep your tree from becoming a fire hazard.
Keep your tree well hydrated. Keep the water in the stand well above the fresh-cut bottom of the trunk.
Christmas trees dry out with heat, so place your tree away from heat sources such as fireplaces or heater vents.
When purchasing an artificial tree, look for the label “Fire Resistant”.
Unplug the lights and decorations when you are not home.
Check each set of tree lights for frayed wires, broken bulbs and loose connections.
Never run electrical cords under the carpets or rugs, over nails or in traffic areas.
Before using lights outdoors, check labels to be sure they have been certified for outdoor use. To hold lights in place, string them through hooks or insulated staples, not nails or tacks. Never pull or tug lights to remove them. Plug all outdoor electric decorations into circuits with ground fault circuit interrupters to avoid potential shocks.
In homes with small children, take special care to avoid decorations that are sharp or breakable, keep trimmings with small removable parts out of the reach of children to avoid the child swallowing or inhaling small pieces, and avoid trimmings that resemble candy or food that may tempt a young child to eat them.
Remember that mistletoe, holly berries and Christmas cactus are poisonous if swallowed.
Use care with “fire salts”, which produce colored flames when thrown on wood fires. They contain heavy metals that can cause intense gastrointestinal irritation and vomiting if eaten.
Do not burn wrapping papers in the fireplace. A flash fire may result as wrappings ignite suddenly and burn intensely.

Holiday Crime Prevention

As the Thanksgiving and Christmas season approaches, the Charleston Police Department wishes to assure you and your neighbors that we are taking measures to combat and prevent the normal increase in criminal activity which occurs this time each year. We also wish to stress the importance of citizens doing their part to protect themselves by not presenting opportunity-criminals with the chance to ruin your holiday.
Additional officers will be on high-visibility patrol around shopping areas, banks, and the like. They will also be available to provide bank escorts for businesses that request them.
A particular problem this time of year is theft from automobiles and residential burglaries. These are the most preventable crimes. If citizens remove the opportunity, the crime is less likely to occur, and some types cannot occur at all.

While Shopping or Going Out:
• Secure valuables out of sight in your trunk. BUT, Be aware that many cars now have fold-down seats or a remote trunk release inside the car. These conveniences make your trunk vulnerable to thieves willing to break a window.
• If at a mall or a shopping center, periodically go to the car and lock away purchases so they will not “disappear” when you put them down trying-on clothes or at the food court.
• Safeguard your purse, wallet, bank cards, and personal information. Identity thieves thrive in this environment.
• Keep close tabs on your children while shopping. With so many people it is easy for them to become lost. Make sure they know their full name, your full name, address, phone, and your cell or pager number to reach you if you get separated.
• Be aware of your surroundings going to your car, going into and out of your house, and while at the ATM.

At Home:
• Make sure to keep doors and windows locked.
• Turn on outside lights at night.
• Report persons or vehicles roaming your neighborhood, day or night so police may check them. They may be simply looking at Christmas lights, or they may be “casing” houses to burglarize.
• Place your tree where the gifts will be less visible from outside. Thieves like window-shopping through your windows.
• After Christmas, don’t put the empty boxes out on the curb. This makes it easy for burglars to decide which houses to burglarize (ie: new computers, TVs, electronics, video games…). Break down boxes and put them in the trash, making sure to save all paperwork. Also remember many electronic devices require original boxes for warranty repair.
• Immediately make an inventory listing the model and serial numbers of new items (and old ones if you haven’t already) and engrave personal markings on them

If Leaving Home (On a trip or just for a little while):
• Make it look like you are still there.
• Timers on exterior lights, interior lights, and TVs will help make it look like you are home. Don’t leave an answering machine message saying you are gone, in fact turning it off would be better.
• Double check all doors and windows, including second floor and basement. The doors should have dead-bolts; key locks for windows are also available.
• Have the neighbor pick up mail, papers, and ads, put out your trash can, and park in your driveway. Give them emergency and cell numbers to reach you.
• Call the police department to request a periodic residence check (“Keep-A-Check”) while you are away. (CPD Dispatch 577-7434)
• When you return, look around outside first. If you see any evidence of a break-in, do not go inside. Go to a neighbor’s house and call police. The burglars could still be inside.

While traveling: THINK SAFETY
• Before you leave, inspect the car for safety (lights, belts and hoses, fluids, wipers, tires-both wear and air – DON’T FORGET TRAILER LIGHTS).
• Pack expensive items in the trunk, or under coverings to keep them out of sight.
• Pack safely. Items stacked in the back of a van, wagon, or SUV will become 60mph missiles in a crash! They also block the driver’s view. Items secured to the roof greatly alter the vehicle’s handling in wind and emergency maneuvers.
• When you stop, take the keys and lock the doors. This applies all of the time, at home and away. An unlocked, running car invites a thief.
• Use a CLUB or other device when parking for the night or at shopping centers Keep doors locked while driving. It adds strength in a collision.
• Use seat-belts and child restraints properly.
• Be careful with bank, gas, and credit cards.
• Take regular rest breaks.
• Never send your children into restrooms alone.
• Store money in separate places to minimize loss or theft.
• Stay on roads you know and take maps, cell phones, and chargers, as well as safety items like blankets, flashlights, jumper cables, a jack, and a good spare tire.
• Drive carefully- better than those around you. You need to get there alive!

Annual Meeting

TIPS FOR TRICK-OR-TREATERS

§ Carry a flashlight with you for visibility.

§ Always stay in a group with an adult!

§ Never enter a stranger’s house or car for a treat!

§ Always walk on the sidewalk. If there is no sidewalk, walk on the grass away from the street.

§ Look both ways before crossing the street and if you are wearing a mask take it off.

§ Wait until an adult can check your candy before you eat any of it.

§ Only accept treats from neighbors or friends you know!

TIPS FOR PARENTS

§ Plan costumes that are bright and reflective! Consider adding more reflective tape to

costumes + trick or treat bags.

§ Always carry flashlights.

§ Masks can limit or block eyesight, consider makeup or cut the mask eyeholes bigger

so they can see. Remind children to remove their masks to cross the street!

§ We recommend that children do not use props like guns, knives, or swords.

However, if they are used, make sure they don’t look real!

§ Clear hazards from your property. Remove obstacles such as flower pots and garden

hoses, so children won’t trip on them rushing from house to house.

§ Remind your children not to eat the candy until an adult has checked their treats!

§ Your child’s school may be having a Halloween party. Call the School and ask.

§ Please explain to children the difference between tricks and vandalism.

Door to Door Solicitors

Ref Door to Door solicitors - Alarm salespersons:

We have sent advisories discussing these matters before, and the Crime Prevention unit does advise folks constantly to be suspicious of ANY door-to-door salesmen. The general recommendation of the International and SC Crime Prevention Officers’ Associations is that if you are interested in an alarm system, rather than opening your door to a stranger, you yourself call and initiate appointments with at least 3 different companies that you select from the phone book. Compare the estimates and pick the service that fits your needs. It is just the philosophy that you are safer in an encounter you arrange than taking a chance on a solicitor.

The Business License office states that there is a properly authorized group of ADT staff issued Peddlers Permits working right now.

It is apparently a common practice in the alarm business to react to media coverage and crime reports, using them as a guide of areas to go to, to try to make sales. If you answer your door, ask to see their City Peddler’s Permit. They are required to have this permit on-hand. The person ringing your doorbell is likely to be legitimately associated with a large corporate or small local system, or may be a private contractor attached to the large company. But they may also be independent fly-by-night-never-see-them-again types or outright criminals casing the neighborhood. It can be difficult to tell. It would be possible to pretend to be associated with a known company, making up things with fake logos, but they rarely go through the proper channels of the Business License office. The bottom line is that if the person doesn’t have an actual City of Charleston PEDDLER’s PERMIT IN HAND (see attached picture), they are breaking the law to begin with, and should be told to leave. When they do leave, call police to have them checked out for possible citations and further investigation, giving their physical and clothing descriptions, vehicle descriptions and last known travel direction.

Regarding the question of signage, according to a Supreme Court ruling, a “No Soliciting” sign at the front of a neighborhood is enforceable ONLY if the neighborhood is all private property, including private roadways (not public streets under city, county, or state maintenance) like a gated community. Beyond that your defenses are a “No Soliciting” sign posted on each home combined with laws/ordinances requiring permitting. Violation of the ordinances in the City can potentially be a ticket/fine of several hundred dollars for each type of offense and each house they bothered.

I will also mention that some residents’ practice is to refuse to answer the door for strangers, and that is good. However, I would advise that residents do call out and say they are not interested, so it is known that there is someone home. After they leave call the police as stated above. I say this because in a few incidents where residents kept quiet, a few minutes later the thief attempted to break-in through the back door, thinking no one was home.

Hurricane Preparedness

The tropics are active so it’s a good time to review some important hurricane preparedness tips.

YOUR OUR HURRICANE PLAN:

_ Have a practice drill to determine what everyone’s responsibility will be.

_ Check all fire alarms, smoke alarms, etc. for proper operation.

_ Know your evacuation routes and determine which route you will use should an evacuation order be issued.

_ Determine in advance your evacuation destination. If you will not be staying with a friend or family member, make hotel reservations at this location as soon as a “watch” is issued. Remember, that during an evacuation several towns may be evacuated at the same time and hotels will fill up quickly in all surrounding areas. Reservations can be cancelled.

_ Make a decision about vehicles. If you have more than one vehicle and will not be taking all of them with you determine where the other vehicles will be left during the storm.

_ Make a decision about boats and other recreational vehicles.

_ If you have pets, determine whether they will evacuate with you or be placed in a shelter.

_ Have a list of phone numbers, such as family members, doctors, employers, insurance company’s, etc.

_ Make arrangements for extra cash on hand.

_ Catalog all personal items NOW. Include description (brand name, model number, age, purchase price, place of purchase, etc.) Take a picture of everything and make two copies of the pictures and lists. Keep one copy with you and send the other to a relative or friend out of town. Never give the insurance company the only copy.

_ Have a secure place for all valuables & documents that you will need to take with you, such as birth certificates, property deeds, insurance policies, etc.

_ Determine an out-of-town person who can be a “point of contact” to communicate messages if communications are down for an extended period of time.

_ Prepare and maintain a “Hurricane Kit” (a list of recommended supplies is included). It is recommended that you have approximately 7 gallons of water for each person and food supplies for a minimum of 2 weeks.

_ Check all flashlights, battery operated radios & TVs, and other supplies in your “Hurricane Kit” for proper operation.

_ Evaluate your home to determine if you can make improvements that will provide better protection. If you have an older home, getting a professional opinion about updated building codes, etc. may be helpful in determining beneficial improvements.

_Secure any porch/patio furniture

AN IMPORTANT NOTE:

All public safety operations in the field will cease once the winds reach a sustained speed of 60 mph. These conditions are risky to the safety of law enforcement, fire and EMS personnel. If you have an emergency during this time, if you are stranded by rising water or if you have chosen to ignore the evacuation notice and then change your mind, once the winds reach this thresh-hold, public safety personnel are not going to be able to assist you. However, the Emergency Operations Center (EOC) will remain operational and as long as you have telephone service, information can be received from the EOC to help you until someone can reach you after the winds calm down. WAITING TO LEAVE MAY JEOPARDIZE YOUR LIFE AND THE LIVES OF OTHERS. Once the wind speed reduces to below 60 mph, public safety crews will once again respond to emergency call.

Cleaning Your AC Condensate Drain

The most common method of cleaning, is to gain access to your drain line... whether that is within a cleanout or from inside the evaporator coil drain pan, and simply flush the line with either compressed air or a water hose, forcing everything from the inside to outside. (Never flush water from outside the home, to the inside of the unit, a mess will occur!)

If you don't have access to an open end of the drain from inside, you may need to disconnect or cut the drain line to perform the cleaning. This should be done at least once every year and more often in areas where you use air conditioning more than 6 months of the year! Doing so will prevent the AC drain from leaking water into the home!

AC Drain Clean Out

If your home is equipped with a central air conditioning system you may have noticed a drain line on the outside dripping water near the air conditioner. This line drains condensation from the inside air handler to the outside. If this line clogs (usually from algae) it can cause water damage inside the house.

You can prevent a clog by simply pouring a cup of household bleach into the line from the inside. To remove a clog once it has occurred, attach a wet/dry vacuum to the drain line outside (removing the paper filter first) and suck the clog out.

Why Scoop the Poop?

Besides being a nuisance, uncollected dog waste is a serious problem for our association. Next time you’re tempted to leave your dog’s droppings on the lawn, please remember these facts:

1. The Environmental Protection Agency is becoming aggressive about enforcing the Clean Water Act. Our association could be fined if dog waste goes uncollected.

2. Uncollected dog waste may lead to a special assessment. If fined by the EPA, the association could face a potential special assessment that would be levied against all members—not just dog owners.

3. The appearance and quality of the common areas are known to affect home sales—not just whether and for how much they sell, but how quickly.

4. The more residents complain about dog waste, the more time the manager must spend on enforcement rather than serving the association.

5. Uncollected dog waste spreads disease and attracts rodents who feed on pet waste.

The Board has recently approved an Inspection and Enforcement Policy for Etiwan Pointe Townhomes. A site inspection will be conducted on a weekly basis by Community Management Group's Enforcement Department. The initial notification will be a letter informing the owner of the violation. If the violation is not corrected within 10 days a second letter will be sent which will include a $25.00 fine. This will be escalated every 10 days as long as the infraction remains. Please review the CCRs, Article XI-Use Restrictions.

HVAC Unit-Helpful tips

Spring A/C changeovers are coming as things heat up. Remember that all air conditioners have one or two drip pipes which usually go to the outside of your home. A “wet-vac” applied to these pipes is a good idea to draw out accumulated algae growth. Most units have a cap on the pipe near the “P-trap” at the indoor unit. The cap can be opened and a bit of bleach or a chlorine tablet can be added to prevent clogging.

County Expands Recycling Program to Accept Cardboard at Curbside

Charleston County will begin picking up corrugated cardboard and more paper items during its normal curbside recycling routes

During last Saturday’s 11^th Annual Earth Day Festival, Charleston County Council member Colleen Condon announced that Charleston County’s Environmental Management Department has expanded its recycling program to accept corrugated cardboard as part of its residential curbside recycling program. Corrugated cardboard is considered cardboard boxes with a middle “waffle-like” layer.

In addition to cardboard, the County is now also accepting all paper items to include envelopes with plastic windows, gift wrapping paper, etc.

“We are excited to announce that Charleston County now accepts cardboard and all types of paper in our curbside bins and drop sites,” Condon said. “If you can tear it, recycle it in your bin.”

In honor of Earth Day, the County has compost on sale for the month of April at the Bees Ferry Landfill for $1 per bag or $5 per ton, which is half off the regular price.

How to recycle cardboard:

Residents with curbside service can now place cardboard at the curb with their regular recyclables that are placed in one bin for plastic bottles, glass bottles, aluminum cans, steel cans and aerosol cans, and in another bin for paper, such as magazines, newspaper, junk mail, paperboard (examples: cereal boxes, tissue boxes, etc.) and office paper.
Curbside residents should flatten and place cardboard boxes, up to three feet by three feet in size, between or under their two bins or inside a separate bin. Curbside recycling in Charleston County is collected bi-weekly in the urban areas starting at 7 a.m.
Rural residents, as well as curbside users who have cardboard pieces larger than three feet by three feet, can drop their cardboard off at the drop site locations and County staffed Convenience Centers. Charleston County Environmental Management maintains 40 cardboard drop sites and eight Convenience Centers located throughout the County.
Residents in the rural parts of the County can utilize drop sites and Convenience Centers for recycling services. Drop site locations are open 24 hours per day and seven days a week and are not staffed. Convenience Centers are staffed by Environmental Management Department employees.

National Association of Letter Carriers Food Drive

National Association of Letter Carriers Food Drive occurs every year on Mother’s Day weekend. This is the nation’s largest one-day effort to help needy families. All of the food that is collected, last year it was 100,000 pounds, comes to the Lowcountry Food Bank. It’s so easy to donate. Just leave a bag of food at, in or by your mailbox and the letter carrier will pick it up and bring it back to the local post office.

Preparing for Hurricane Season

BEFORE THE STORM

Plan an evacuation route.

Contact the local emergency management office or American Red Cross chapter, and ask for the community hurricane preparedness plan. This plan should include information on the safest evacuation routes and nearby shelters.

Learn safe routes inland.

Be ready to drive 20 to 50 miles inland to locate a safe place.

Have disaster supplies on hand:
- Flashlight and extra batteries
- Portable, battery-operated radio and extra batteries
- First aid kit and manual
- Emergency food and water
- Non-electric can opener
- Essential medicines
- Cash and credit cards
- Sturdy shoes

Make arrangements for pets. Pets may not be allowed into emergency shelters for health and space reasons. Contact your local humane society for information on local animal shelters.

Make sure that all family members know how to respond after a hurricane. Teach family members how and when to turn off gas, electricity, and water.

Teach children how and when to call 9-1-1, police, or fire department and which radio station to tune to for emergency information.

Protect your windows.Permanent shutters are the best protection. A lower-cost approach is to put up plywood panels. Use 1/2 inch plywood - marine plywood is best - cut to fit each window. Remember to mark which board fits which window.

Pre-drill holes every 18 inches for screws. Do this long before the storm.

Trim back dead or weak branches from trees.

Check into flood insurance. You can find out about the National Flood Insurance Program through your local insurance agent or emergency management office. There is normally a 30-day waiting period before a new policy becomes effective. Homeowners polices do not cover damage from the flooding that accompanies a hurricane.

Develop an emergency communication plan. In case family members are separated from one another during a disaster (a real possibility during the day when adults are at work and children are at school), have a plan for getting back together.

Ask an out-of-state relative or friend to serve as the "family contact." After a disaster, it's often easier to call long distance. Make sure everyone in the family knows the name, address, and phone number of the contact person.

At this year's Annual Homeowners meeting there were two seats up for election. Tom Massey and Lacy Sturdivant were elected to serve along side Todd Lasek. The Board recently met to discuss important issues brought up at the Annual meeting.

-The Board will calculate the major expenses and the anticipated replacement date in order to come up with an estimate of what is needed to accommodate the necessary repairs/maintenance items.

-The current insurance policy will be changed to reduce the insured value to an average of $225,000 per unit and reduce the per occurrence deductible to $10,000.

-Regular community updates will be distributed in the form of a newsletter which is expected to be distributed to the owners through email blasts on a quarterly basis.

-It was noted in a previous Board meeting that the Town of Mt. Pleasant agreed to install sidewalks from the Etiwan Pointe community to Long Pointe Road. The Board is researching this to get more detailed information.

Charleston residents are again reminded to be aware of door-to-door sales people, particularly “magazine sales”. Usually the concerns about these individuals are property / financial-crime related, but a neighboring jurisdiction recently had an incident of a person claiming to be selling magazines (unknown whether actually with a company, or even selling anything at all, or if it was just a ploy to gain entry) who came into the home and committed a crime of violence.

Tips:

Post a NO SOLICITING sign on your front door, and maybe another in the yard. (One at the front of the neighborhood is not enforceable)

DO NOT Open the door to any strangers

If someone claims to be from a utility or law enforcement, Request to see ID (through window) and look for an official vehicle.

If they are “selling” anything, know that it is perfectly fine to tell them you are not interested, to please leave

If you are interested, request to see their Peddler’s Permit from the City of Charleston (again through the window)

Know that solicitors are probably breaking the law if they do any of these:

Knock IN SPITE of a NO SOLICITING sign

Do Not have a City Peddler’s Permit (and their company is to have a Business Permit)

Tell you the magazine sale can be donated to be delivered to a charity (like the Boys & Girls club, etc)

If they use ANY High Pressure or Intimidation or will not leave

What to do:

Call Charleston Police at 577-7434, give a description of the subject and their direction of travel, so an officer can interview them. (Ask to speak to the officer so he can get more details). If they are operating within the law, fine. If not, they will be dealt with accordingly.

Warming up your car? Things to consider...

As if the cold didn't give you enough things to worry about…

Charleston neighborhood presidents, complex managers, residents and merchants,

With the long cold-snap we are predicted to have the next week or two, and through the winter, many people will feel a need to "warm-up" their car in the mornings. Some do it to make it more comfortable for children or themselves; some to get the ice off the windshield; some just to make the car run right.

We highly recommend against leaving a vehicle running and unattended, as this opens an opportunity for the car to be stolen, even in a "safe" neighborhood. On city streets it is unlawful to do it for more than a few minutes, just for this reason.

Who steals cars this way? Consider the middle school kids at the corner tired of waiting in the cold for their bus, or the worker who can't be late again to the jobsite, or the teen runaway looking for a way out, or any other number of scenarios, not to mention professional car thieves.

If you still decide to pre-heat your vehicle (again, we discourage this), please remember that you need to also take steps to keep it from being stolen.

Lock the doors, keep visual observation

Use a CLUB or similar steering-wheel lock (separate the keys)

Block the vehicle in with another car.

Maybe now is the time to clean out that garage and keep the car inside…

People also often feel a need to leave the car running to keep the heater on when they're "just running in for a second". These include school and day-care drop-offs, delivering or picking up take-out food or dry-cleaning, convenience store stops, etc. Cars are stolen this way constantly, occasionally with small children left inside.

Please TURN the CAR OFF, Lock It, and Take The Keys (AND your purse, ladies). The couple of minutes you turn the car off will not make I the car significantly colder. You'll save yourself the misery of waiting in the cold to file the stolen car report and everything else associated with having your car stolen.

Annual Meeting and Annual Assessments

Please remember the Annual Meeting is tonight. Since the meeting notice went out there has been another opening on the Board of Directors. There are now two seats available. Tom Massey and Lacey Sturdivant are the two nominees.

Additionally, the Board has put together the 2010 budget that was distributed to all owners with the meeting notice. As it stands, there will be no increase in 2010.

The Annual Meeting is scheduled for Wednesday, December 9^th.

-There have been two names submitted as nominees for the open seat, Lacey Sturdivant and Tom Massey. Caroline Hassel’s term will expire and the seat will be filled by the new elected member.

-The proposed budget does not reflect an increase in assessments. Therefore, unless disapproved by the majority of eligible members at the Annual meeting the assessments will remain at $275 per month.

The Annual Meeting is tentatively scheduled for Wednesday, December 9, 2009 at 6:30pm. The meeting will be held at the Etiwan Pointe Clubhouse. A notice will be mailed to all homeowners at least 30 days prior to the meeting confirming the date, time and place. The 2010 draft budget will accompany this notice. One Board member has an expiring term at the end of this year. This seat carries a 3 year term.

Air Force in Charleston

On Friday, October 2, 2009 at 3:50 p.m. the United States Air Force will perform a low level fly-over of the Citadel Parade Grounds. A C-17 and a B-25 will fly at low levels over James Island, West Ashley and peninsula Charleston. Citizens shouldn’t be concerned about this event. This information was provided to the Charleston Police Department by the USAF Public Affairs Office.

Amenity Membership Offer

Blanchard & Calhoun Commercial, owners of Phase II & III, are offering an Amenity Package Membership to Phase I owners. The package includes pool, clubhouse, exercise facility and dock privileges. This membership package is being offered for the following rate.

o One time initiation fee of $500 per household if ALL owners in Phase 1 join. In the event that not all members join, individual memberships will be offered at $900 per household to each owner in Phase 1.

o Blanchard & Calhoun anticipates annual dues for maintenance of all amenities to be $290. This would be paid annually, 2009 being prorated through the end of the year. In January 2010, the full $290 would be due for the year.

For Sale and For Rent Signs

Based on a majority vote at the Annual Members Meeting there are new guidelines for For Sale/Rent signs in the community. Currently, the signs can be ordered through Brooks Sign Center for a cost of $72.00 each. The sign is constructed of 3/4" MDO painted Ronan Dark Green. The face of the sign has Ivory lettering with a Gold metallic pin stripe border. This new requirement will go into effect on August 15th. Please be sure to use these exact specifications when ordering your sign. Brooks Sign Source can be contacted by emailing Beth Lukasavage at beth@brookssigns.com or by calling 723-6648. Also, remember that these signs must be placed near the front of the unit by the stairs. They cannot be posted at the edge of the yard near the street.

v No more than 2 pets are allowed per household

v No commercial vehicles allowed in driveway unless your unit is being serviced

v Dogs must be on a leash at all times while outside (this is a city law, as well)

v Cats are not allowed to roam free in the neighborhood

v An architectural request must be submitted to the board for a satellite dish (and any other exterior changes)

v Articles of clothing and the like should not be hung on porch or stair railings

v Only the United States Flag can be flown outside of the town home

v Excessive barking and other loud noises will not be tolerated

v No clearing of wooded areas behind the town homes are allowed due to conservation easement restrictions

Covenants

Fortunately, there are very few covenant violations in Etiwan Pointe. However, it's always a good idea to review the CCRs from time to time. The Use Restrictions specifically outline the "do's and don'ts" of your community.

One of the most important things to remember is that any modification that alters the appearance of the exterior of the unit or the grounds, must be approved by the Architectural Review Committee. Applications are available on the website at www.cmgcharleston.com/etiwan_pointe.htm.

Park Enhancements

As you may have noticed the park area has been receiving some much needed attention. The seed was planted last week and looking forward there are many enhancements that are being considered. Included in this list is the installation of plants along the front of the park between the bushes, laying some flagstone within the area between the hedges and the applying pine straw and plants such as Lantana around the flagstone. Some other possibilities may include a bench or two, a birdbath and maybe eventually getting a brick cooker. The goal of enhancing the park area is to allow for a gathering place for community events. If you have any suggestions that you would like considered, please let me know.

For Sale and For Rent Signs

During the last HOA meeting it was suggested that a standard be created for all “For Sale & For Rent” signs. The idea is to get rid of the bright orange and yellow signs that really detract from the overall charm of neighborhood. Some suggestions included wooded signs, painted Charleston green with gold writing. The top portion of the signs would simply say either “For Sale” or “For Rent”. The sign would have an attachment on the bottom for owner or realtor contact information. This type of standard sign would continue the consistent look that is already expressed throughout the community.

Board Elections-Todd Lasik and Nancy Perkins were both elected to the Board of Directors.

Insurance-The vote was unanimous to renew the current insurance policy instead of purchasing a new policy that would reduce deductibles while increasing premiums substantially.

Mailbox Repair-The majority voted to have a few options presented to the homeowners with mailbox style, material, placement and pricing.

Phase I Name Change-The vote was unanimous to table the name change issue. It makes no difference if the names of the two Associations are similar. They will still be compared to one another when researching comparable property.
